3. No Offer, Solicitation or Commitment

Nothing on the Website constitutes an offer, binding proposal, investment recommendation, solicitation, representation agreement, brokerage mandate or commitment by Dream Generator Ltd, any property owner, investor or other counterparty.

Submitting an enquiry, requesting access, defining acquisition criteria, joining the Private Dispatch or submitting a property does not create a contractual, agency, fiduciary, advisory or representation relationship. Any formal engagement is subject to separate written terms agreed by the relevant parties.

4. Off-Market Opportunities and Controlled Disclosure

Whisper Property may present selected real estate opportunities using different levels of public visibility. Some information may be intentionally withheld, generalised, anonymised or released progressively in order to protect confidentiality, commercial sensitivity and the interests of relevant parties.

Access to further information is not automatic. Dream Generator Ltd may request additional information, qualification, confidentiality undertakings or other appropriate steps before deciding whether further disclosure is suitable.

5. Availability and Accuracy of Opportunities

Property and investment opportunities may be introduced, amended, reserved, withdrawn, sold, let, repriced or otherwise become unavailable without notice. Public descriptions may be based on information supplied by owners, representatives, professional advisers or other sources.

While reasonable care is taken in preparing Website content, Dream Generator Ltd does not warrant that descriptions, measurements, areas, prices, planning information, photographs, financial information, availability or other particulars are complete, current or error-free. Where an investor asks Whisper Property to undertake dedicated search, sourcing, negotiation or other advisory work beyond public browsing and enquiry, that work may be subject to a separate written mandate and agreed fees.

8. Property Owner Submissions

Submitting a property for preliminary consideration is confidential in principle but does not oblige Dream Generator Ltd to accept, market, represent or introduce the property. Where Dream Generator Ltd agrees to represent an asset, the scope, duration, exclusivity, disclosure level, remuneration and other terms will be documented separately in writing before representation begins.

9. No Undisclosed Remuneration

Any remuneration payable to Dream Generator Ltd in connection with a formal mandate or transaction is governed by the relevant written agreement. The Website itself does not create hidden commissions or undisclosed fee obligations.

10. User Responsibilities

You agree not to:

• use the Website unlawfully, fraudulently or in a manner that infringes the rights of others;
• attempt to gain unauthorised access to restricted information, systems or accounts;
