Whisper Property gives registered investors access to a carefully selected collection of distinctive properties presented outside public property portals and unrestricted promotional channels.
The Collection is deliberately selective. Each property enters with the owner’s authority and is made available through a structured, property-specific disclosure process.
Investors may explore the current Collection or define their acquisition criteria so that relevant properties can be identified within the wider universe monitored and classified through DGIP.
BEYOND THE VISIBLE COLLECTION
The properties you see are only part of the market we observe.
Whisper Property monitors and classifies a much broader universe of distinctive properties through DGIP, its proprietary property intelligence database.
The visible Collection includes only properties that have been authorised for private presentation and satisfy the criteria required for admission to the Whisper Property environment.
When an investor’s acquisition criteria indicate a potentially relevant property outside the current Collection, Whisper Property may approach the owner confidentially. Where the owner grants authority, the property can be prepared for a controlled private presentation.
ACQUISITION CRITERIA
Define what makes a property relevant to you.
Property type, geography and price are only the beginning. Intended use, investment horizon, operational requirements, development potential and timing all contribute to determining whether a property is genuinely relevant.
Your acquisition criteria become the reference against which the current Collection and the wider property universe monitored through DGIP can be assessed.
Defining your criteria is free and creates no obligation to proceed.
PRIVATE ACCESS
Registration opens the Collection. Confidentiality opens the property.
Private Property Profile — Level 1 is available to every registered and verified user. It is anonymised, requires no confidentiality undertaking and is free of charge.
Full Confidential Access — Level 2 is released for an individual property once a separate Confidentiality and Non-Circumvention Undertaking has been signed for that property.
Each property is protected by its own undertaking. Signing for one property does not provide confidential access to any other property.
FROM ACCESS TO INTEREST
Review the property before deciding whether to proceed.
Full Confidential Access allows the investor to examine the complete property profile, including the authorised gallery, property economics, Investor Notes and the supporting materials currently available.
A request for information or access does not constitute an Expression of Interest and does not activate any fee.
If the investor decides to proceed, the applicable economics are disclosed privately and in full before a Qualified Expression of Interest can be submitted.
CLEAR TERMS BEFORE COMMITMENT
Know the economics before you decide to proceed.
Registration, Level 1 access, the property-specific confidentiality undertaking and Level 2 access do not create a fee of any kind.
Economics are disclosed privately, to each party separately and in full, before a Qualified Expression of Interest can be submitted. Fees are fixed amounts — never percentages and never dependent on the outcome of a sale.
WHERE A BROADER SEARCH IS REQUIRED
Some acquisition requirements extend beyond the current Collection.
Where an investor requires a broader, active and dedicated acquisition search, investor-side scouting and strategic advisory may be undertaken separately through Dream Generator.
Whisper Property remains the private property environment: it identifies, prepares and presents owner-authorised properties through controlled access. Dream Generator provides the distinct investor-side advisory capability where a dedicated mandate is required.
